Scope of Services
Document Preparation: Preparing documents starts with specific
transaction information supplied by the customer. This can be delivered in multiple
ways, but most commonly is accomplished by completing an R&A loan document order form
which can be sent to R&A electronically via email or by uploading the file through
R&A's Docs on Demand website. R&A interfaces with Datatrac, Calyx Point,
Mortgageware, and many other loan origination systems commonly used by mortgage
lenders nationwide, along with some lender specific loan origination systems.
Loan document requests may also be faxed to R&A.
Document Delivery: R&A was the first to introduce the mortgage
lending industry to closing documents delivered via the Internet. Now, R&A's
documents are posted to a secure website with convenient notification email.
This service is offered to all clients and their settlement agents at no cost.
R&A maintains a technical support staff to assist clients in efficient delivery
to multiple branches or broker sites.
Requests for Funds, Funding, and Shipping Services: R&A will
request funds from either the investor or the warehouse bank. R&A's Closing
Instructions instruct the settlement agent to contact R&A's funding department for
funding authorization. R&A reviews all executed documents including the HUD-1,
and closing conditions before giving funding authorization.
Regulatory Compliance & Other Legal Matters: R&A's attorneys
regularly advise clients on regulatory compliance issues and changes in the laws
affecting mortgage lending. Additionally, R&A's attorneys address specific issues
on a loan-by-loan basis, including reviewing powers of attorney, title commitments,
surveys, trust documents, and preparing custom documents related to title curative
issues. R&A works closely with its clients on each of their unique disclosure
requirements, including the custom drafting of disclosure forms.
Foreclosure Services: R&A provides foreclosure services to the
mortgage industry. R&A has established a base of many clients including independent
bankers and major wholesale lenders. R&A is committed to tailoring its services &
